The Columbus Board of Realtors released statistics today showing a significant decline in home sales activity in July.  There is no doubt the expiration of the first time home buyers’ tax credit had an impact.

There is, however, some good news! Interest rates are at historic lows and with solid inventory and competitive pricing it is a great time to buy.  Sellers don’t fear, you can still sell a home in today’s market, just be sure to condition the home properly, price it well and work with a quality real estate professional.

More than 150 central Ohio Keller Williams agents joined forces with Keep Columbus Beautiful and Nationwide Childrens’ Hospital yesterday to put their efforts to work in neighborhoods surrounding Childrens’ Hospital.

Teams fanned out in the nearby areas picking up trash, collecting recycling and overhauling the landscaping at several area homes. Decked out in bright red shirts and sporting trash pickers and plastic bags, these groups of eager volunteers were hard to miss.  Many area residents were quick to offer an appreciative “thanks” for the workers’ efforts.

Nationwide, 25,000 agents were expected to participate in this annual Keller Williams community service event.  RED, this year stood for Renew – Energize – Donate. In paying it forward, Keller Williams International aims to exhibit the comittment to community, housing and public service which is evident in so many aspects of the company’s culture.  As Mo Anderson, Vice Chair of the Board of Keller Williams Realty International stated after last year’s RED Day,

Based on statistics just released by The Columbus Board of Realtors, things are looking up in the local housing market.  The chart below details activity and indicates a strong increase in sales year over year as well as from February to March.

According to an article released today,

“The central Ohio housing market is on fire right now,” exclaims Sue Lusk-Gleich, President of the Columbus Board of REALTORS®. “There’s no question the home buyer tax credits have a lot to do with our market activity. But the significant increase in listings as well as rising sale prices are clear evidence that our local market is regaining its strength.”

With the Homebuyer Tax Credit ending soon we are all wondering what the impact will be on home sales in Central Ohio. The good news is that interest rates remain historically low and reasonable home prices abound.

Keller Williams Capital Partners agents closed 158 units in March 2010 which was up more than 40% over March 2009.  Obviously, only time will tell, but those in the industry will tell you things seem to be aligned for a solid spring and summer market.

Here is some information for Real Estate sales in the Worthington area comparing March 2010 and March 2009.  Please note this is not just Worthington “proper”, but encompasses the entire Worthington School district. We would be happy to provide more specific information if you desire.

During the month of March, 2009 there were 39 properties sold with an average sale price of $183,728 and an average days on market of 103.  The lowest sale price was $75,000 and the highest was $350,000.

During the month of March, 2010 there were 62 properties sold with an average sale price of $205,269 and an average days on market of 95.  The lowest sale price was $79,900 and the highest was $460,000.

During the month of March, 2010 there were 75 properties sold with an average sale price of $196,043 and an average days on market of 89.  The lowest sale price was $52,520 and the highest was $787,040.

The race is on.  With the extension of the $8,000 Homebuyer tax credit ending 6/30/10 (must be in-contract by 4/30/10) you need to be putting the wheels in motion if you plan to purchase a home and receive the benefits available.
