			<content:encoded><![CDATA[<p></p><p>The Columbus Board of Realtors released <a href="http://columbusrealtors.com/NewsDetail.aspx?ID=392" target="_blank">statistics</a> today showing a significant decline in home sales activity in July.  There is no doubt the expiration of the <a href="http://ericransom.com/should-racing-to-get-the-homebuyer-tax-credit-be-an-olympic-sport/" target="_blank">first time home buyers&#8217; tax credit</a> had an impact.</p>
<p>There is, however, some good news! <a href="http://www.realestateabc.com/rates2.htm" target="_blank">Interest rates</a> are at historic lows and with solid inventory and competitive pricing it is a great time to buy.  Sellers don&#8217;t fear, you can still sell a home in today&#8217;s market, just be sure to condition the home properly, price it well and work with a quality real estate professional.</p>

			<content:encoded><![CDATA[<p></p><p>Based on statistics just released by <a href="http://www.columbusrealtors.com" target="_blank">The Columbus Board of Realtors</a>, things are looking up in the local housing market.  The chart below details activity and indicates a strong increase in sales year over year as well as from February to March.</p>
<p>According to an <a href="http://columbusrealtors.com/NewsDetail.aspx?ID=328" target="_blank">article released today</a>,</p>

<blockquote><p>“The central Ohio housing market is on fire right now,” exclaims Sue  Lusk-Gleich, President of the Columbus Board of REALTORS®. “There’s no question  the home buyer tax credits have a lot to do with our market activity. But the  significant increase in listings as well as rising sale prices are clear  evidence that our local market is regaining its strength.”</p></blockquote>
<p>With the <a href="http://ericransom.com/should-racing-to-get-the-homebuyer-tax-credit-be-an-olympic-sport/" target="_blank">Homebuyer Tax Credit</a> ending soon we are all wondering what the impact will be on home sales in Central Ohio. The good news is that interest rates remain historically low and reasonable home prices abound.</p>
<p>Keller Williams Capital Partners agents closed 158 units in March 2010 which was up more than 40% over March 2009.  Obviously, only time will tell, but those in the industry will tell you things seem to be aligned for a solid spring and summer market.</p>

			<content:encoded><![CDATA[<p></p><p>Here is some information for Real Estate sales in the Westerville area comparing January 2010 and January 2009.  Please note this is not just Westerville &#8220;proper&#8221;, but encompasses the entire Westerville School district. We would be happy to provide more specific information if you desire.</p>
<p>During the month of January, 2009 there were 45 properties sold with an average sale price of $159,948 and an average days on market of 82.  The lowest sale price was $55,000 and the highest was $476,000.</p>
<p>During the month of January, 2010 there were 47 properties sold with an average sale price of $169,611 and an average days on market of 81.  The lowest sale price was $42,000 and the highest was $392,400.</p>
<p>These are very similar year over year statistics with the exception of a strong increase in the average sale price. Good news!!</p>
